City Ridge, Washington, DC

This adaptive reuse aptly dubbed City Ridge due to its topographically superior location, exemplifies placemaking at its finest. This urban mixed-use village is situated on a 10-acre campus which prominently features a 228,000 SF colonial style office previously the headquarters of Fannie Mae. The original building’s sixty-plus year-old structure will remain, following an ambitious effort to excavate below each of the three westernmost levels of the building. Eight new structures are planned for the site, including the District’s first Wegmans grocery. The balance of the buildings combines pedestrian- friendly retail and services totaling over 155,000 SF, new office space totaling 167,000 SF, and 687 residential units.
